Got an HOA Letter About Mildew or a Dirty House? Here's What to Do
Many Franklin, Brentwood and Spring Hill neighborhoods have covenants requiring homes to be kept free of mildew and staining. If you've received a notice, don't panic. It's one of the most common letters HOAs send, and it's usually easy to resolve.
What the letter usually means
Most notices cite a covenant about exterior maintenance and list what the inspector saw: mildew on siding, algae on the roof, stained driveways or fences. They normally give a cure period, often 14 to 30 days, before any fine. Read yours carefully for the exact items and deadline.
How to respond
Schedule the work, then reply to the management company in writing with the date it's booked. Most HOAs will note the account and hold off on fines while work is scheduled. Keep your invoice and take after photos as proof.
Clean everything they listed
If the letter mentions the house and the driveway, clean both. Re-inspections check every listed item, and cleaning only the siding can lead to a second notice.
