How to Remove Rust Stains from Concrete

Orange and brown staining on driveways and walkways around Franklin usually comes from three places: well-water sprinklers, metal furniture, and fertilizer granules. Each needs an acid-based rust remover, not a degreaser.

Where the rust comes from

Irrigation water high in iron leaves orange arcs where the spray hits. Metal chair legs and planters leave rings. Many lawn fertilizers contain iron, and granules that land on concrete dissolve in the dew and leave speckles.

Why pressure alone won't work

Rust is a chemical stain. It's locked into the surface, not sitting on it. Pressure washing a rust stain mostly scars the concrete around it. It has to be dissolved with a product made for rust, like oxalic or a buffered acid cleaner.

Prevent it from coming back

Sweep fertilizer off hard surfaces right after spreading, adjust sprinkler heads so they don't hit concrete, and put pads under metal furniture. If your irrigation runs on well water, an iron filter stops it at the source.

What you can try yourself

  1. Test a hidden spot first. Acids can lighten some concrete.
  2. Apply a store-bought rust remover labeled for concrete, following the label's dwell time and wearing gloves and eye protection.
  3. Scrub with a nylon brush and rinse thoroughly, keeping plants wet before and after.

What to avoid

  • Muriatic acid on its own. It etches the surface and can burn plants and skin.
  • Letting the product dry on the concrete.
  • Using acids on natural stone like limestone or travertine.

When to call a professional

Large sprinkler stains across a whole driveway or house foundation are faster and more even with professional rust treatment, which also protects the landscaping. See our driveway & concrete cleaning service.

What customers say

★★★★★

"I used First Class Pressure Cleaning to seal my aggregate driveway and they did a fantastic job. It was in rough shape as we had never sealed it before. Lots of salt damage as well from trying to de-ice the last winter storm. It looks so much better now. They even came back the next day for touch-ups on some areas where the winter salts had worn through to the concrete. Very happy with this company and the work they’ve done!"

"I completed a quote sheet online for an estimate to pressure wash my house. First- Clean Pressure Washing responded quickly. Chris called me to discussed what service I need. He looked at my house on the Internet so he was able to see clearly the size of the house. I also added my driveway to the cleaning process. I was given a quote, verbally and written, which I signed on a DocuSign. They communicated with me via text and were right on time based on the schedule provided. They had a truck that had the solution in it for cleaning my house, which I was really happy about because they didn’t use my water. My driveway was really messy and they did a very good job on my house and driveway. I felt the quote was fair and competitive. They got all of the mildew off the house. It looks great so I shouldn’t have any problem with my HOA for a couple years. Thanks so much, Chris. I really appreciate the service you provided!!!"
